As beneficiaries of a Trust, can we sue the Trustee (who was previously a Conservator) for modifying a CA commercial rental property from 11 units to 10, which significantly affected rents and lowered cash flow for 5+ years, resulting in the property being sold for less? How do we quantify the losses, and what is the statute of limitations? Is this in probate court at a county level, or is there a higher level court we can sue in? What do we need to prove, and what if only one of the four beneficiaries sues? Can the one who sues request legal fees reimbursed, and will the Trustee charge the Trust to fight the suit?

I had a fire and hired a contractor who is charging exorbitant prices for emergency services and demolition, which are above the insurance company's scope of work. They have all my money and are using it as they wish. I need to cancel the contract but have to pay them $60,000 to release me. What should I do if I don't pay? What repercussions will I face if I get a lawyer to fight the excessive prices charged? Can they put a lien on my house while I am suing them? Should I just pay and be done with it?

In a lawsuit, how quickly must the District Attorney (D.A.) provide requested documents after a motion to compel is filed, and what happens if they still fail to produce the documents? Additionally, if the case involves multiple defendants and one defendant's lawyer requested the documents, will the other defendants benefit from these as well? Furthermore, what should be done if the statute of limitations has expired or if the financial investigation report is riddled with errors?

I purchased a property on an HOA execution sale and did a title search. The search shows a trustee deed filed for a mortgage company and a warranty deed filed for the HOA. Am I liable for the mortgage, or is the mortgage company liable for paying me back within the redemption period including interest?

In a probate case in Virginia, the administrator has already distributed some liquid assets, but is holding up the distribution of the remaining assets until a house is sold. Is there any legal issue with distributing liquid assets before the house is sold, and can we request the remaining assets be distributed prior to the house being sold?
