I am a landlord in Nevada with a signed lease that the tenant is trying to cancel before taking possession. The lease was signed on May 7, and it commences on May 11. On May 9, the tenant informed me she changed her mind. She was supposed to meet me on May 10 to get keys and pay the deposit and first month's rent. She has only paid a $40 application fee. What legal recourse do I have, and what should I do with the current lease?

I am purchasing a house and noticed a 'title-owner pol(optional) = $1,513' charge on the closing disclosure. The lender explained it is for investigating if the property has a lien or another person's interest or ownership. Is this charge my responsibility to pay, and is it mandatory or optional for me to have it?
