I have a girlfriend of 7 years who has been living with me since she lost her job and place. She has no job, car, or place to go. We have been having relationship issues, and I want to break up with her but am concerned about how to get her out legally since she has nowhere to go. Can our neighbor claim adverse possession of a section of our lot in Bellevue, WA, in 2017, given that we have had title and continuous use of the land since October 2015, and if our previous owner gave permission to use that piece of the lot many years ago, does that negate any claims in the time since to adverse possession by the current owner?

Can you point me to any case law where a case has been remanded or overturned because the judge erred in deciding a case based on facts that are not in evidence? Specifically, in a child support case where the non-custodial parent (NCP) presented a document stating eligibility for unemployment, but the document did not confirm actual receipt of benefits, and the judge ruled based on this unconfirmed eligibility, lowering child support substantially.
