I am renting a single-family home in Florida, and my lease is up at the end of November. I have had ongoing plumbing issues, including drain flies and a horrible smell, since moving in. The landlady did nothing to address these issues until a rat got in, at which point she acknowledged a sewer leakage. She is now demanding to have someone come in to repair the issue during the last month of my lease, which I find inconvenient and untrustworthy given her previous inaction. I believe she is only addressing the issue now to prepare the house for renting again after we leave. I do not want to accommodate her request, especially since she previously accused me of bringing in the flies and rat. What are my rights in this situation, and can I refuse her access to my home?

My wife passed away in PA on 10/11/17 and was pronounced dead in a WV hospital. What are my obligations regarding her debts in her own name, and is there any significance to being pronounced dead in a state other than where she resided?

I was given a parrot almost 2 years ago because the owner could not take care of it anymore. I offered to keep it a couple of weeks if that would help but she insisted that it would be permanent so I have had it ever since. Today she showed up at the door with a bird cage demanding the bird back because she missed it. Do I have to release the bird back after all this time since it is now part of our family and she has not contributed anything toward its keep and well being?
