I own a home in MN and rent a room to a long-time friend. She has become hostile and erratic, making the environment emotionally toxic. I need her to move out by July 1, but she is in no hurry. I am not a 'landlord' in the pure sense, as our agreement has been oral since March 2014. How can I legally and effectively ask her to leave, and what steps should I take to protect myself from potential claims under the ADA?
