I rented my house to someone for 2 years. How much money can I withhold from a $2000 deposit if you consider the following issues after the tenant has moved out: items left behind (patio furniture, patio umbrella, ladder, DirectTV satellite dish, boxes, remotes, cables), house not cleaned, unknown stains on walls and floors, A/C filter not changed as per lease, flooring and baseboards installed poorly without landlord's guidance, professional extermination not done as required by lease, batteries missing from smoke detectors, and door locks changed without permission?
