If you purchase a piece of property through an installment land sales contract, and then a year later you sell the land by quitclaim deed to someone else, can you be held liable if they then default on payments? Or has the quitclaim deed ended your contractual obligation as well?

I am having a website built, and the developer has not completed the work according to the contract and much of what is done is totally unacceptable.
