My father signed a durable power of attorney in 1994, but my brother did not sign it. My father passed away on 01/12/2024. Is the power of attorney still valid, and can my brother sign it now to act on behalf of my father's estate? Additionally, how does this affect the transfer of titles to vehicles and other assets, especially if they are part of a living trust or co-owned with another person?
