My mother passed away in March 2015 and she has a trust. I believe my sister, who is managing the trust, has been mismanaging things. She won't let me go inside the house alone and now tells me I need to retrieve items before Sunday because estate sale people are taking over. The inside of the house is in a disaster state, completely ransacked. I don't know what to do. What are my rights and what actions can I take?

I was an employee at Nordstrom and took a coat out of the store without signing it out, intending to reserve it for a customer who comes in for personal shopping appointments. I brought the coat back within 24 hours. Three weeks later, Loss Prevention questioned me, and I admitted to taking the coat and two sweaters (valued under $200) during my employment. They terminated my employment, made me sign an Admonishment agreement, and required me to pay $200 in restitution. The police were not called. What is the likelihood of them filing a police report or prosecuting me, and does this include criminal prosecution?

I have been without hot water in my apartment since 11/2/23. I notified the apartment complex management, but the issue remains unresolved. I want to terminate my lease and move out by 11/29/23 without penalty. Can I legally do this, and what steps should I take to avoid paying the termination fee?

I am a tenant without a signed lease in Colorado. There was a leak in the house that required cutting out part of the ceiling to access the bad piping. My child's father tested for asbestos in his home, which came out positive, and he believes it was transferred from the place I rent. Could I sue the landlord for this?

This is a contract between talent that I represent and a live streaming company. Clause 3.14 requires the talent to share every single broadcast on Instagram, Twitter, and Facebook. Clause 4.22 states that the company reserves the legal right to not pay the host if they violate the terms in clauses 2 and 3. There are undefined terms and potential human error that could lead to non-payment. How can I reword clause 3.14 to avoid the risk of losing payment due to minor infractions?
