My vehicle was damaged on my employer's property. The parking lot is supposed to be only accessible by employees via a card key, but the entrance and exit were left open, allowing for the theft and vandalism of my vehicle and several other employee vehicles. Would my employer be responsible for the damage?

I need a lawyer familiar with Suffolk County, NY State landlord tenant law. I have a property in Shirley rented to the same woman since 2011. She has an annual lease that runs from October 15 to October 14. The lease states that she must give 3 months' notice to not renew or break the lease.
