We are planning to sell our dry cleaning business, which is a corporation with multiple locations, including an S Corporation and LLCs. I am a 25% owner, and there is a 10-year lease with 6 years remaining, which the landlord does not want to transfer to the new buyers. My name is not on the lease, but I want to gift my share of the business to my mother, which my uncle does not agree with. Who would be responsible for the lease if the new buyers default, and is it legal for me to gift my share to my mother without my uncle's consent?

I'm a landlord with a property in Pennsylvania where two tenants signed the lease. One tenant has filed for bankruptcy and attempted to pay rent with a fraudulent check. My wife informed her about the check's status, and she said she would resolve it. Is this considered trying to collect a debt in bankruptcy? Can I pursue the other tenant who isn't in bankruptcy but signed the lease? Additionally, the utilities are in my name, but the tenants aren't paying those either. What are my options?

Someone rear-ended us at a stop sign intersection, causing a crease in our back bumper with a $950 repair estimate. The other driver's insurance denied the claim, stating we backed into him.
