We entered a lease agreement with a landlord in April, but the promised work was not completed on time and the lease was not signed by us. The guarantor was signed, and we informed the landlord in August that we were moving out. The property was re-rented in October, and the landlord is now trying to get rent for September and October. We paid a security deposit that the landlord still holds. Is an unsigned lease binding, and what should we do in response to a court order to pay?

I need a demand letter for personal property. I was locked out of my residence in California due to a volatile situation involving violent individuals. The police were present but advised us to leave for safety. We have been unable to retrieve our belongings, and the landlord claims we have nothing there. I have been in a hotel for a week with my two children and need a heart transplant. We were never evicted nor did we move out. All of our possessions are gone. Additionally, I want to know if my children can file a small claim for their belongings and if there are any criminal charges I can press for, such as assault and battery.
