I have an investment property in TN that I purchased in 11/2019 for 130k and have invested approximately 40k in renovations. I am married but file separately, with an income of approximately 52k for 2022 and my wife's income is approximately 40k. I put a 20% downpayment and paid for renovations through a HELOC on my personal home. Will I owe capital gains tax on the profit if I sell the property? My realtor suggests pricing the home at 345k, and I have read that in TN the first 250k in profit is exempt from Capital Gains if I have owned the property for 2 years or more. I have not lived in or rented the investment property during my ownership.
