I sold an office building after 8 years of depreciation and did not elect to do a 1031 exchange at the time of closing. Instead, I purchased a beach property within 2 months. Is it still possible to do a 1031 exchange, and would these properties be considered like-kind? Additionally, what are the implications of not doing a 1031 exchange, and can I use the Augusta rule for my new property?
