How can I get out of this lease?

My partner of 30 years died without a will in Washington state. Will the court contact relatives for inheritance of the estate? We don't know what to do. There are 3 adult children and myself. The kids would rather I be in charge. It has been decided that the house would go to me and the bank account and another account would go to them.

What is the procedure to file a motion to have my ex declared a vexatious litigant in family court in northern California? He continues to file motions that I win and it's just to harass me. I looked at the form MC-700 and it doesn't seem it's what I need. Do I file something, make a motion in court?

Is there any downside to me, as a listed owner on my mother's house, if she signs the house over to me to avoid paying a debt? The lawsuit against her is pending, and I want to ensure that I won't face any legal issues or be held personally responsible for her debts.
