I have a tenant in Baltimore, MD who is not paying rent, causing maintenance issues, and refusing to leave despite multiple eviction attempts. The property manager says it takes a long time to evict her. Can I evict her the first time I file in court, and what should I do if she leaves before the eviction process is complete? Additionally, can I fire the property manager, and what are the potential penalties for doing so?

I'm building a house in Saugerties, NY, and Central Hudson needs a right of way from one of two neighbors to provide power, but neither is cooperating. Is Central Hudson obliged to provide me with electrical service, and if so, do they have to take someone to court, or do I have to take someone to court?

I bought a car in October 2018 from a dealership, and since then, I've had multiple issues with the transmission. The dealership has refused to fix the car despite documentation from a Ford Dealership confirming the issues. I want to know if I have a strong enough case to sue the dealership for breach of warranty and if it's possible to get my money back and terminate the contract, not just for repairs.
