I need to file a small claims suit against a rental complex, but I'm unsure who to list as the defendant. The rental complex, Mystic Bluff Apartments, is not registered, and I was told by the magistrate office that I need a proper name, not just the rental complex name. I found a signature of a person on the lease who is the VP of operations of Forty2 real estate management of Mystic Bluff apartments. How do I determine who to list as the defendant, and does it matter if the owner is out of state?

If a property manager has me sign a lease with a listing broker listed on the lease, but the broker is not actually involved in the transaction, is that legal? For example, I signed a lease with Palmer House listed as the broker, but when I reached out to Palmer House, they said I’m not staying in one of their properties. When I reached out to the property manager, she said Palmer House's name was left on the lease accidentally (in three places). But this is a legal document we both signed.

I have an Asurion Appliance Plus plan and filed a refrigerator claim on September 16th, 2022. After paying a $99 deductible, they accepted my claim but couldn't find a technician in my area. After waiting for 10 days, they informed me that my refrigerator is beyond repair and offered a $139.80 reimbursement plus a $99 service fee refund. They also promised to reimburse me for food loss but have not sent the form. What can I do to ensure they fulfill their part of the contract and get a fair reimbursement for my refrigerator and food loss?
