I'm having issues with my landlord in Oregon. I want to move out, but she won't let me break the lease unless I find a new tenant. The rent is high, and no one wants it. I've told her I want to move out, and we've been arguing about it. I think she's doing things that may be illegal and want to see if they are grounds for me to break the lease. Additionally, my landlord is renting from out of state, and I pay rent to someone not on the lease. Is this legal? If I don't feel comfortable paying to someone else, what should I do? Is there any way to get out of a lease without getting an eviction? If the landlord doesn't have proper carbon monoxide detectors, is that a way to get out of the lease?

I am a tenant in Oklahoma living at Atria Luxury Apartments since April. My car was stolen in July and my truck was broken into/vandalized twice. Many other tenants have also complained about vehicle break-ins. I was told this was a safe place with no issues upon moving in. I can't continue to live here knowing there is a good chance my vehicles will be vandalized again, costing me thousands of dollars. I put in my 60-day notice to leave and was told I also have to pay two months' rent after that. I don't understand how I should have to pay this early termination fee with the circumstances. Was supposed to be out by December 18 but I was out on November 18 and would have sooner because I can't trust my things there to be safe any longer. Is there anything I can do?

If I wanted to lease my vehicle to my unmarried spouse (fiancé) for him to use in running his courier business, can I just rent it out to him without transferring the title as a leased vehicle to his name like how the dealership does it? How would I go about this? What documents would I need?
