As a California tenant subleasing a room on a month-to-month basis, can I install a security latch on the front door that locks from the inside without violating the law, given that I have already given notice to the subtenant for a 30-day termination and a 3-day pay or quit notice?

In California, if a 30-day notice for termination of tenancy is given without a referenced date, is it deemed ineffective, and does this render the subsequent unlawful detainer action ineffective as well? Additionally, what options do I have if the settlement conference is too soon and I received inadequate notice?

If we evict from an apartment once we receive an eviction notice, do we still need to pay the leftover charges or will the law firm reach out to the guarantor and file a lawsuit? What will happen after that and what are the possibilities?

I have been with my fiancée for a year and a half now. She has finalized her divorce and is from Nicaragua, having entered the U.S. illegally. A judge in California dismissed her case due to DHS failing to provide proper paperwork. This does not make her legal and complicates my ability to acquire papers for her to marry. Should I marry her before dealing with immigration? We both live in Illinois.
