Can I change the locks on my apartment in Philadelphia, Pennsylvania, if the tenant has moved out and not returned the keys, based on video evidence of them moving their belongings out and audio of them saying they are moving out? If there are still some belongings left, what legal steps should I take? If the tenant owes several months' rent, how much notice do I need to give before starting the eviction process?

When getting a house out of a Trust, other than having it written into the Judgment of Divorce (JOD) that a financial retirement account in the Trust is to be split 50/50 and designating a company to handle the split paperwork, is there any other documentation typically required? Is the JOD sufficient? Additionally, should I ask again to have the JOD wording changed to reflect 'Parties are' and 'their' instead of just referring to one party?
