I then received texts and emails from them stating they were trying to collect on behalf of Lendmart. I looked Lendmart up online and found that their lending license was revoked by the state of California. I emailed to verify their legitimacy and ability to collect on behalf of Lendmart. They offered a write-off of the account in exchange for a withdrawal of claims against their client. I also sent a complaint to the California Department of Financial Protection and Innovation, as they were the ones that revoked the license. What steps should I take to ensure I am dealing with a legitimate entity and how should I proceed with my payments?

If a non-medical contractor was never trained in HIPAA laws, took a picture containing PHI but also blurred the images, can they be held personally liable? Would that fall under their employer or company that owns the contract? Are contractors (construction, physical security, electricians, etc.) bound by HIPAA rules? What happens if the contractor was not formally educated on HIPAA or made to review an NDA or anything like it? In the event that no legible information was compromised, would that still constitute a violation? If it could be reasonably assumed that taking said image and coming across information was unavoidable as a result of the nature of the work, would that also work as a proper defense?

I bought a 4-unit property in June with no tenant contracts signed. One tenant has not paid rent, received multiple termination notices, and has been a nuisance to neighbors. I have mailed letters, spoken verbally, and recorded acts of nuisance. The tenant promised to leave by December 1st but now refuses. What legal steps should I take to evict this tenant?
