Does a building restriction ever expire? There is a subdivision with multiple commercial lots. The subdivision was originally restricted to 2 mid-size hotel lots. The 2 hotel lots were sold back in 2004/2005. There are two hotels of about 200 rooms built on them in 2005. There is a third vacant lot. Would I need the permission of the existing hotel owners to build a hotel, or do restrictions on property use inside a subdivision expire over time?

My vehicle was damaged on my employer's property. The parking lot is supposed to be only accessible by employees via a card key, but the entrance and exit were left open, allowing for the theft and vandalism of my vehicle and several other employee vehicles. Would my employer be responsible for the damage?

I need a lawyer familiar with Suffolk County, NY State landlord tenant law. I have a property in Shirley rented to the same woman since 2011. She has an annual lease that runs from October 15 to October 14. The lease states that she must give 3 months' notice to not renew or break the lease. On March 22, she informed me she can no longer pay rent due to her son moving out. She has paid rent to April 14 and is obstructive about allowing a realtor to show the place. Is she allowed to deny access? Can I write a letter warning eviction if she doesn't move out? Do I have to wait to see if she moves out before evicting? If I re-rent, does her responsibility for rent end?
