Me and my wife have filed for divorce but haven't moved any further than that. The prothonotary sent a letter saying they would remove the case since it's been a couple of years. I got a continuance but that was only good for 90 days. Now, we need to go to pacourts.pa and get 2 forms that we need to both sign and return so the case won't be dismissed. The forms are the Affidavit of Consent and Waiver of Notice. We're not sure what box to check on the form. All we want to do is keep the case open until we can figure out a settlement. We both really can't afford an attorney right now. Can you help us with this?

I have a 1-year lease in West Palm Beach, Florida, which I signed 3 months ago. The property was advertised as a non-smoking community, but numerous neighbors are smoking, causing me respiratory issues. The landlord won't let me break the lease. Additionally, there are maintenance issues such as garbage being left out all hours and noise from thin walls. What are my options for breaking the lease due to these breaches of contract?

I'm having issues with my landlord in Oregon. I want to move out, but she won't let me break the lease unless I find a new tenant. The rent is high, and no one wants it. I've told her I want to move out, and we've been arguing about it. I think she's doing things that may be illegal and want to see if they are grounds for me to break the lease. Additionally, my landlord is renting from out of state, and I pay rent to someone not on the lease. Is this legal? If I don't feel comfortable paying to someone else, what should I do? Is there any way to get out of a lease without getting an eviction? If the landlord doesn't have proper carbon monoxide detectors, is that a way to get out of the lease?
