I'm living on a big horse ranch and paying $3,000 a month in rent. I am allowed to sublet, so I have some agricultural renters and a residential renter. I have read that the rent payment I make is an allowable deduction when I file my taxes. My landlord says this isn't the case for the rent that she gets as an owner. She can't deduct her mortgage payment. But renters can deduct their rent payment from their income that they get from subletting. Right?

With a house valued at 250k (70k equity inside) and remaining assets totaling 100k, 80k in another country (Cambodia), could you send me a template for a will to ensure it all goes to one person if I die? If that person is unable to receive, then it goes to another? My Stateside address is in North Carolina. Additionally, what are the implications if one of my beneficiaries is not a US citizen with a SSN, and what are the tax obligations for someone with an ITIN vs an SSN?

I am a 1040 filer (married filing single) and received IRS correspondence relating to my 2020 Form 1040. I received a CP2000 notice from the IRS and responded via fax stating I do not agree with the changes, but never received a response. I then received a CP3219A notice, which also allowed me to resolve the matter via fax, but again, I have not received a response. The CP3219A notice also provides a deadline to challenge the determination in U.S. Tax Court. Should I attempt to contact the IRS to check the status of my responses, send another response via US Postal Service, continue to work with the IRS after the U.S. Tax Court petition date has passed, and quantify the risks?
