I am a property owner in Newark, New Jersey. One of my tenants has been delaying rent payments for the last eight months. On January 8, 2024, I gave him a Pay or Quit notice (30 days) for the previous month and a half. Today is the 6th, and he has not paid the $2330 he owes from the previous month and the current month's payment of $1,600. The 30-day notice will be due in two days, and I believe he will not pay. How should I proceed?

I sent two money transfers totaling $5,000 via PayPal to a friend in NC for a GMC Denali Truck in December 2022. The friend has since ghosted me and has not returned the money despite my attempts to communicate and request repayment. I have text messages, PayPal transaction details specifying the purpose of the payment, and a demand letter with proof of delivery. Will this be enough to have a case? Do I file in NC? Could I request a remote appearance? This situation has caused me significant financial burden, and I am now in debt for $12,000 due to high-interest rates on a loan I had to take out. Can I recover damages beyond the $5,000 owed?

My son was denied parole despite having a clear institutional record and good behavior. The parole board cited the seriousness of his crime, an altercation while under the influence of alcohol, and the victim being under the influence of marijuana and alcohol. He agreed to the plea agreement to avoid court. We believe some accusations were fabricated, and he is now in a work release program where they take $600 a month, which seems like a money game rather than a focus on accomplishments. What are his rights regarding resubmission of his parole denial, and how can we address this situation?
