I am a property owner in Newark, New Jersey. One of my tenants has been delaying rent payments for the last eight months. On January 8, 2024, I gave him a Pay or Quit notice (30 days) for the previous month and a half. Today is the 6th, and he has not paid the $2330 he owes from the previous month and the current month's payment of $1,600. The 30-day notice will be due in two days, and I believe he will not pay. My son was denied parole despite having a clear institutional record and good behavior. The parole board cited the seriousness of his crime, an altercation while under the influence of alcohol, and the victim being under the influence of marijuana and alcohol. He agreed to the plea agreement to avoid court.
