I have been paying my mother for the purchase of her property since 2017, but she refuses to transfer ownership to me due to her Medicaid status, which requires her to sell the property at fair market value. I have already paid more than the fair market value, including liens and repairs. What can I do to enforce the verbal contract without affecting her Social Security or Medicaid eligibility?

I paid Jeremy Cane $49 through Venmo for merchandise I never received. The seller advertised sweatshirts for sale, and after making an order through messenger and paying $49 through Venmo, I was assured a tracking number would be provided once shipped. I am interested in getting feedback on a demand letter I am writing to an online 'social casino' that is actually a real money gambling website. They recently settled a class action for $11 million in Kentucky. I want my money back because what they are doing is illegal. What are your thoughts on the effectiveness of a demand letter for every penny I have ever spent there, and should it be sent via email or certified mail?
