I am dealing with a landlord-tenant issue in Arizona, specifically Greenlee County. The tenant is in arrears with rent and late charges, and one of the tenants gave a 30-day notice via text, which the other tenant claims to be unaware of. The tenant is past the exit date, and the police advised issuing a 5-day notice for eviction due to non-payment of rent. My main questions are: Can the 5-day notice be served and considered valid through electronic communication? Do I need to file anything with the court at this point? I am a landlord in Nevada with a signed lease that the tenant is trying to cancel before taking possession. The lease was signed on May 7, and it commences on May 11.
