I rent a condominium from an individual owner and have discovered a plumbing leak causing floor buckling and mold. Despite multiple attempts to contact the owner to fix the issue, nothing has been done. I did not pay my last month's rent in hopes of motivating the owner to address the problem. I am currently renting month to month and am unsure of my legal options. Should I use my rent money to fix the issue and send the bill to the owner? Does the owner have a legal responsibility to provide a safe living environment? What are my options for resolving this situation?

My apartment garage door damaged my vehicle while it was closing on me. I provided multiple estimates for repair, but the management wants me to use their preferred auto body shop, which I don't trust. Should I hire a lawyer, and will I have a good chance of winning in small claims court?
