I want to use images downloaded from Unsplash.com and Pixabay.com for commercial purposes, specifically for printing on t-shirts. I have modified these images by inserting them into texts, using them as backgrounds with added text and effects, and adding text. However, I am concerned about the requirement to update, modify, or add creative elements to the photos to avoid copyright issues. Can you clarify what 'updating' an image means and if my modifications are sufficient to comply with the sites' terms of use? Additionally, I want to use a camera image from a 'free' site that resembles the Instagram logo. If I modify this image and add text, am I at risk of copyright infringement?

Hello, so as discussed yesterday, my business partner put the lease for our building into his name and the company just paid rent to him every month. The legal description of the land is 62.33 acres more or less, out of T&P R.R. Survey No. 17, Parker County, Texas. How can I find out what the land is worth in terms of natural gas to negotiate the upfront leasing amount and royalty checks?
