Tenant has moved out. If they do not return the keys or complete a walk-thru can I enter the property when the lease is up? The tenant is in Wisconsin and has texted me informing me that legally I cannot enter the property until the 31st.

I am a guarantor for a business lease in South Carolina, and I would like to clarify a paragraph in the lease that states my liability will not be affected by any insolvency, bankruptcy, reorganization, receivership, or other debtor relief proceedings involving the tenant. If the business fails and I am held personally responsible, could a personal bankruptcy clear or negate my personal debt?
